Property Agent, Hampshire

Strategic Residential Land and Extension

Hampshire, This major strategic site has been dealt with in 2 phases so far, and we have been involved from the start when wemade the contract negotiations and agreed a deal on an option basis, subject to planning. We placed phase 1 of the scheme with a national house builder who subsequently gained a planning consent for the development of 212 residential units on the land.

The second phase construction of the 150 units is well underway and we have had the same level of involvement with this phase as we had with the previous, albeit with another national developer. Again we were involved from the start as we made the original approach to the developer, advised on most suitable unit types, were active in the detail of contract negotiations, and formulated the market appraisals to obtain a residual land value which was again agreed and contracted.

This site remains an ongoing project with further phases for another 1,200 houses planned for the future development.

Residential Planning


The former Jolly Sailor Public House had been situated in a popular residential area, however the site had been cleared for a number of years. Planning consent was in place for 2 x 4 bedroom detached houses and 8 x 2 bedroom apartments. The landowner had tried previously to sell the site but without success, however Land Solutions saw potential and carried out a feasibility study, by mid 2009 confidence was returning to the economy and a number of our clients were actively looking to purchase. We made direct contact with landowner and approached a number of our clients from whom we secured several offers, following ongoing negotiations Land Solutions were able to secure the site for a client and at the same time achieve an excellent sale price for the landowner.

Residential Planning

Bournemouth Bay

The original large detached property which was set just back from the seafront overlooking Bournemouth Bay had been split into a number of bedsits, even though it benefitted from a planning consent for 11 x 2 bedroom apartments. The site at the time was not on the market but Duncan Hillyer was made aware of its potential availability and contacted the landowner through a firm of architects to register the interest of a retained client who was looking to purchase a site immediately. Whilst not looking to sell and having set a high asking price in comparison to its true residual land value, negotiations were concluded swiftly and the landowners expectations were achieved. From the initial sourced introduction to legal completion the transaction was concluded in five weeks.


Further Sites In Brief

Our advice was sought on the original purchase of land located adjacent to the A45 in Northants , we assisted our client in obtaining a consent for in excess of 450 residential units, a public house and restaurant, an hotel, and an international chain fast food take away and restaurant. This site was then sold to a consortium of national house builders.

We introduced clients to an hotel located in a high street, we advised an outright purchase without any planning consent in place, we then successfully negotiated a planning consent for 39 apartments via a conversion of the original building and a major new build extension.

Devon, this site is currently in the design brief planning stage and shows approx 6 acres of mixed use development including a foodstore, offices and residential units.

Thrapston, this is one of the fastest growing small towns in the area, this site was bought cold and was contaminated brownfield land, we advised on the purchase and planning matters and the company obtained a detailed planning consent for 41 houses, and sold the land to a national developer.

Ipswich, we were involved advising our client on 3 waterfront sites with a mix of residential and commercial uses, to provide in excess of 600 residential apartments and 50,000ftsq of retail, office, bars, and restaurants.
