Mount Plesant, Poole

Mount Pleasant: Poole, Dorset

Situated in a prime location for access to the town centre and Poole Park, the site was formerly a residential nursing home that ceased trading. Plans were then submitted for a scheme of 14, 2 bedroom apartments with underground parking, and a planning permission was subsequently granted. This opportunity was not directly on the market and Land Solutions sourced the site by making direct contact to representatives of the landowner, we secured the land on behalf of clients after short negotiations.

Meyrick Park, Bournemouth

Meyrick Park

This site is located in the Meyrick Park conservation area of Bournemouth and had the benefit of planning permission for 9, large 3 bedroom apartments. The site had been cleared of the existing house and laid dormant for a long period, whilst most local developers were aware of this site they were unable to reach the level required to purchase due to the general state of the economy at the time. Land Solutions saw the future potential of the site for a planning gain and were able to target a small number of close clients who were not only actively looking to buy, but also prepared to take onboard our strong advice regarding the uplift in the sites value. Having dealt with the original landowner, the site eventually went to ‘Tender’ through a receiver, but we were still able to maintain negotiations throughout and eventually we secured the scheme for our client. An improved scheme for 14 x 2 bedroom apartments has now been submitted.

Land Agent, Hampshire


Hampshire, this site covered over 40 acres with the final development comprising 563 new residential dwellings and 33 units of industrial and office spaces of varying sizes. The site was successfully negotiated through the planning process and we advised and represented the major land owner from the start of proceedings, which culminated with us negotiating a sale to a national house builder. We were involved from the outset as we made the original approach to the developer, we advised on the most suitable unit types, were active in the detail of contract negotiations, and formulated the market appraisals to obtain a residual land value which was agreed and contracted.



This town centre site was sold to Asda and a superstore has now been constructed in a High Street location. Chris Wardrop originally identified these premises as having excellent future development potential and negotiated the purchase of the building for Church Lane Estates Ltd. Chris advised and was instrumental in obtaining several different retail, leisure, and industrial planning consents, and the premises were let to several tenants. A direct approach was made to Asda and Chris negotiated a deal to sell them the land in conjunction with an adjacent site. Chris was solely responsible for the original purchase, and the entire deal which saw Asda purchase the premises, this included all the legal contractual negotiations regarding the option period, the planning for a superstore, and of course the final sale price.
